Selection of Properties

Many have en- suite facilities, recently refurbished to exceptionally high standards with luxury furniture, fixtures and fittings. Flat screen TV's in communal areas and individual bedrooms, dishwashers and even pool tables are supplied in a number of houses in our portfolio.

Location of Properties

We know how important it is to be living in the right house in the best location. However, students have different requirements depending on whether they want to be close to Uni, the town/City centre or even train station so that those trips home with your dirty laundry aren't so arduous! Barkers Estate & Letting Agents has a portfolio of houses in varied locations within Loughborough, Derby and Leicester so that you have the ability to find the right house for you.

Viewings

Looking for a new property can be a very stressful time - we aim to make this experience as pleasurable and stress free as possible. Once you register your interest with Barkers Estate & Letting Agents, either via the website or with the office, we will book an appointment for you to view a selection of properties that meet your criteria. We are able to arrange chauffeur driven transport to and from the viewings and return you to the office in order to discuss any possible rentals with our experienced and trained staff. We are able to conduct viewings during normal office hours, Saturdays and we operate a late night lettings evening during the busy letting period.

Paperwork

When you have made the decision to rent one of our properties we will provide a copy of the Tenancy Agreement and associated documents for you to read through. If you would like your parents or legal representative to take a look before signing we are able to forward these on your behalf. In order to reserve a property, prior to signing, we will require a non-refundable administration fee.

Deposit

NO DEPOSIT!!! Honestly - there is no security deposit payable on the majority of our student let properties if you are able to obtain a UK based parent/guardian to sign a Guarantor Agreement. Your guarantor will be asked to sign a Guarantor Agreement, agreeing to pay your rent should you, the tenant, fail to pay. They are also agreeing to reimburse the landlord if, at the end of the Tenancy, there are damages for which the tenants are responsible. We will always contact you prior to contacting your Guarantor with regard to rent if there are charges at the end of your Tenancy.

Bills

The majority of Barkers Estate & Letting Agents managed properties are advertised and let on an exclusive basis. This means that you pay your rent to the landlord and pay the utility providers direct. All you have to do is pay the bills when they arrive! Should you wish to let a property on an all inclusive basis, more often than not we are able to negotiate this with the landlord. Either way, all the paperwork is sorted for you!

Broadband

Barkers Estate & Letting Agents have negotiated a range of offers with a national broadband provider for Barkers Estate & Letting Agents tenants. We will provide the relevant information to you when signing the Tenancy Agreement. You can basically make an installation appointment for the property so that on the day you move into your new house you're able to log onto Facebook!

Property Manager

Each Barkers Estate & Letting Agents' managed property has a dedicated property manager. They will be your main point of contact throughout your tenancy and will be able to help you with any queries or problems you may have. We have an experienced, dedicated and professional team based at all three student offices who aim to make your stay as easy and pleasurable as possible.

Property Maintenance

When you collect your keys for your new house we will provide you with a Moving In Manual giving you important and useful information relating to your Tenancy. During your Tenancy you may experience various maintenance issues that require the attention of a specialist contractor. In the first instance we would ask you to contact your property manager via email, phone or in person. However, in an emergency, out of office hours you will be able to contact one of our contractors, whose contact details you will be supplied with in the Moving In Manual.
